An in-depth analysis into the urbanization process in India will reveal that more villages have grown into towns and then into cities within the last two decades than in any other time in the past. Today the urban agglomerations with a population of more than 1,00,000 people characterizes more than 70% of the total urban population. However it is interesting to note that a majority of the population in key urban areas now lives in metropolitan urban agglomerations. The metropolitan areas normally have a population of more than a million people.

In India Real Estate (http://www.mirrealtors.in/) values in key urban areas have skyrocketed due to the increasing demand and the limited supply. With the growth of urbanization, scores of Indian towns and cities have been expanding their physical boundaries and invariably causing corresponding loss to agricultural and other allied sectors. During the last decade the urban land area has literally doubled. However a major expansion is being seen in cities with a population of more than a million people. In these cities the increase in population has led to a phenomenal expansion of the urban limits and also drastic changes in the urban land use patterns.

As urban growth continues unabated, the conversion of land from agricultural to non-agricultural urban uses has led to extinction of major watersheds. High intensity rainfall even for short durations have caused flooding in previously low lying areas of the cities. This development has had a negative impact on land and property values in some key urban areas. In addition to the flooding problem, the development of housing units in an unsystematic manner has aggravated soil erosion and the sedimentation problem. This negative externality has led to a negative income distribution effect. :coy:
